Why Davos Sells Out for the World Economic Forum

The scarcity, in plain terms

The World Economic Forum draws close to 3,000 participants from more than 130 countries, among them over 1,600 business leaders, 900-plus CEOs, and more than 50 heads of state and government. Add the delegations, media, security details and support staff that travel with them, and the effective population of Davos multiplies several times over for the week.

That demand lands on a town with a fixed footprint — roughly 90 hotels plus a finite stock of apartments and chalets, hemmed in by the valley. Supply cannot expand to meet the January spike, so the window to secure quality accommodation opens and closes early. By the time the programme is announced, the best properties are typically long gone.

Proximity is the scarcest commodity

Almost everything during the forum orbits the Davos Congress Centre, and walkable, secure addresses near it are the first to go. In a week defined by tight schedules and security, that proximity is worth more than any single amenity.

• Whole-week stays. Properties are let for the full Annual Meeting week, not per night — owners don’t split the highest-demand week of the year.
• Whole-property bookings. Apartments and chalets are taken entire, for privacy and security — important when hosting delegations or private dinners.
• Book far ahead. Serious planning starts the year before; latecomers are pushed to Klosters or surrounding villages and a daily transfer.
• Vetting matters. With limited supply, verified, personally inspected properties are the difference between a smooth forum and a scramble.
